Does it cost me anything to work with a buyer's agent?

Your first strategy call is always free and comes with no obligation. How buyer’s agent compensation is handled depends on your local market and the home you buy — in many purchases it is covered through the transaction, and in others it’s agreed with you up front.

Either way, we put our fee in writing before you tour a single home, so you’ll never be surprised.

It depends on your loan type. Some programs allow as little as 3–3.5% down, while 20% avoids private mortgage insurance on conventional loans. We’ll connect you with lenders who can show you side-by-side options for your situation.

Our buyers typically go from first call to accepted offer in about six weeks, then 30–45 days to close. Cash purchases can close in as little as two weeks.

Yes. Our relocation desk runs live video tours, neighborhood walk-throughs and remote e-signing. Many clients see their home in person for the first time on moving day — with no surprises.

That’s what the inspection contingency is for. We review the report with you, get repair quotes and negotiate a price reduction, seller repairs or closing-cost credits. If the issues are serious, you can walk away and keep your deposit (within the contingency period).
